NHSH's two newest rental units, under construction and expected to open by the end of 2026. Islanders toured them at the August 2026 Summer Reception open house.

South Shore Road homes

5 units · 1,100–1,675 sq ft · New year-round homes for sale

Five to six energy-efficient homes on 11.4 acres donated by the Pingree family in 2017. Subdivision rules amended 2019, approval 2021, road and utilities 2022. Modular homes by KBS Builders of South Paris arrived June 2025. The first two three-bedroom homes sold on a sliding scale of $270,000–$470,000 to buyers chosen by public drawing in March 2025; the rest follow in 2026–2027.

212 Main Street and the MaineHousing island rentals

4 units · three 2–3 BR apartments + one ADU · New and converted rentals

Funded by an $840,000 forgivable loan from MaineHousing's Affordable Housing Initiative for Maine Islands with gap financing from the Genesis Fund, and carrying 45-year covenants. Three units were occupied by July 2024 after a drawing among 18 applicants; a full renovation of the two-bedroom house at 212 Main Street, with its accessory unit, followed in 2025. All-electric with heat pumps.

Southern Harbor House

Built on a home donated by Mary White, with Southern Harbor Eldercare Services, after a capital campaign that raised over $3 million. Includes a staff apartment and a conservation easement with North Haven Conservation Partners.

When its owner decided to sell, NHSH exercised its repurchase option and offered it in the 2025 drawing at $205,000–$385,000 on a sliding scale. Under contract to a new year-round buyer for December 2025.
