NHSH owns and manages year-round rentals leased below market to island households. Every unit has been weatherized so heating costs stay sane. Tenants follow the NHSH Rules and Regulations, updated 2024.

Funded by an $840,000 forgivable loan from MaineHousing's Affordable Housing Initiative for Maine Islands with gap financing from the Genesis Fund, and carrying 45-year covenants. Three units were occupied by July 2024 after a drawing among 18 applicants; a full renovation of the two-bedroom house at 212 Main Street, with its accessory unit, followed in 2025. All-electric with heat pumps.

Purchased with North Haven Community School to house Offshore Year magnet students and staff, supporting the program that keeps Maine's smallest K–12 school open.

Own

NHSH sells new and renovated homes to qualified year-round buyers at prices well below the island market. Each home carries an affordability covenant: when you sell, the next buyer must also be a year-round household and the price follows a formula. You build equity; the island keeps the house.

When more qualified families apply than there are homes, buyers are chosen by lottery.

South Shore Road homes

5 units · 1,100–1,675 sq ft · New year-round homes for sale

Five to six energy-efficient homes on 11.4 acres donated by the Pingree family in 2017. Subdivision rules amended 2019, approval 2021, road and utilities 2022. Modular homes by KBS Builders of South Paris arrived June 2025. The first two three-bedroom homes sold on a sliding scale of $270,000–$470,000 to buyers chosen by public drawing in March 2025; the rest follow in 2026–2027.

Weatherize

Since 2013, NHSH's Weatherization Weeks have brought mainland energy auditors to the island to audit, air-seal and insulate more than 50 homes, and volunteers have built winter window inserts for many more. A tight house is the cheapest housing subsidy there is.

Renting from NHSH

Who can rent an NHSH home?
NHSH rentals are for year-round island households. Applicants are reviewed against published standards, and rents are set below market for comparable homes.
How do I apply?
Fill out the housing application on the Apply page. You can apply for rentals, homeownership, or both, and we keep applications on file as homes become available.
What are the rules?
Tenants agree to NHSH's Rules and Regulations (updated 2024), which cover everything from heating and maintenance to guests and pets.

Buying a covenanted home

What is an affordability covenant?
A deed restriction that requires the home to stay in the year-round community. When you sell, the buyer must be a qualified year-round household and the price is limited by a formula, so the home stays affordable for the next family.
Do I build equity?
Yes. You own the home, and the resale formula lets you recover your investment and a share of appreciation, while keeping the price reachable for the next island buyer.
How are buyers chosen?
When more qualified households apply than there are homes, NHSH selects by lottery among qualified applicants, as with the 2022 downtown sale.
